We would like you to know that when we provide a rate and you don't book immediately, the rate may go UP as it gets closer to the Arrival Date. An earlier booking gets the Best price.

 Please Note:
       No Guests or Visitors or additional people, will be allowed without advance permission.
        .  We consider children and babies as "people".
        .  No overcrowding is allowed.
        .  Smoking is permitted outside the cottage

No service charges are added to your bill. Gratuities gratefully accepted

  2 night minimum stay required, 3 nights between Christmas and New Years,  7 night minimum stay required in Summer  

Check in Time : After 4:00PM.
 Where possible we will accommodate early check in.  The early check in fee is 25% of the daily rate and arrangements must be made prior to arrival.

Check Out Time: By 10:00AM.   By 3:00 PM for Weekend Pkgs
  Where possible we will accommodate late check out.  The late check out fee is 25% of the daily rate and arrangements must be made the evening before.

Deposits on Reservations:
A 50% payment is required on bookings of 4 days or less, 25% payment on 5 days or more on Confirmation of Reservations.

Cancellation:
Because of our small size, cancellations affect our family business significantly. A last minute cancellation gives us little chance of filling the space due to our country  location. For these reasons, we have a strict cancellation policy. The deposit, less a cancellation fee of $50 , will be returned to you if notice of cancellation is received by us no later than 8 weeks prior to the date of arrival for 5 days or more, 28 days notice for 4 days or less. If a cancellation is made less than 8 weeks for a week or 28 days prior to your arrival date, no refund will be possible regardless of the reason, unless we get the cottage rented for your entire original booking dates.
 We reserve the right to reject any application or terminate any reservation at any time.
A reservation is a firm contract and no refund will be made for late arrival or early departure.

Day Visitors (over Cottage Maximum) - $40/day per person  
No Guests or Visitors will be allowed without permission.
